Canadian Buyers: Do You Need A Buyer’s Agent In Palm Springs?

When buying a home in Palm Springs, is it a good idea to use the seller’s agent or is a buyer’s agent a necessity?  And does that agent or Realtor as we call them require any special certifications?  Not really but in the Palm Springs Real Estate Market, there are a few things that any Realtor should know about land and when it comes to financing, a local lender is most important.  And then there is the issue of agency or who has YOUR best interest at hand.

First about the realtor

While its perfectly legal to use the seller’s agent for your Palm Springs home purchase, and know that many agents will do a good job for both parties, its inherently difficult to be completely neutral and to give the best advice to both sides when the person in the middle- the Realtor- is aware of all the cards held on both sides.  So our recommendation is to use your own Realtor when buying your home.

Next let’s talk local

Our Palm Springs, CA area is comprised of two types of land ownership.  First is called FEE land whereby you own the land.  Most homes in the area and some Condos are on Fee land.  Next we have what’s called LEASED land or land that you do not own.  Most Condos are on Leased land with some homes as well.

Does it matter to you about the land type?  Not really but a licensed Realtor will guide you in ensure you pay the right price for your property.  A home or condo on leased land should sell for less when compared to a similar property on fee land because you will pay an annual lease for the land.  The total for the mortgage and lease should be about the same as a home on fee land.

Now about the lender

Why is it best to have a local lender for your Palm Springs home purchase?  Well for one thing, its the same story with the land ownership mentioned above.  Next if you are buying a condo, only a local lender will be able to handle the fact that we are not able to say how many units in the complex are owner occupied and how many are seasonal rentals.  Some out of town lenders require this information which is not always available.
