Driving The Greater Palm Springs Area On Highway 111
Highway 111 is our main cross desert artery.
Note: Highway 111 takes you off the 10 Freeway and heads into Uptown Palm Springs. It turns left at Vista Chino then right on Gene Autry so that through traffic and trucks do not go into downtown. If you do not take that first left turn at Vista Chino, you will proceed into the Uptown and Downtown districts then eventually join up with Hwy 111 again.
Traveling into Palm Springs on Highway 111 signals your arrival into the Eastern end of the Mojave Desert. Coming off The 10″ Freeway brings you across an 8 mile stretch of open desert to the north end of Palm Springs placing you on North Palm Canyon Drive. Known as our Uptown Arts and Design District, it’s home to many new galleries, shops and restaurants notably Trio, Dickie O’Neal’s Irish Pub, Copley’s, Birba, Rick’s and many other great choices. Galleries such as Archangel, Michael Lord and stores the likes of Trina Turk. Yes that Trina Turk….
Proceeding down Palm Canyon you pass the Old Las Palmas and Vista las Palmas neighborhoods featuring some of the oldest and finest examples of Palm Springs Real Estate. As you enter the heart of Downtown you’ll see many of the neat older buildings that speak to the days of an era gone by. Not that it’s all over mind you because Palm Springs is still alive with great restaurants, culture and fun things to do all year round.
As of this update, Downtown Palm Springs is going through a renaissance of sorts. We’ve had Forever Marilyn visiting the corner of Tahquitz and Palm Canyon since last May and the area to her north, the Desert Fashion Plaza, an old mall, is being torn down as we speak. The area will soon become a new and exciting series of new streets with restaurants, shopping, an entertainment venue and a new Kimpton hotel to be named The Palomar.
And upon further investigation, take note of the many new stores and restaurants there and visit your old friends as well like Crystal Fantasy and The Cocky Cactus.
As you drive out of the downtown area, Palm Canyon takes a turn to the east and is now mostly referred to as Highway 111 once past Gene Autry Trail. This will now take you along the south end of Palm Springs through the many old golf course estates, condos and shopping as well. Then on to Cathedral City as you pass the Back Street Art District (an enclave of local artists and galleries), Auto Dealer row and The Cathedral City Cove.
The road then continues east as it trails its way along the southern edge of the Coachella Valley and goes through the other desert cities including Rancho Mirage, Palm Desert, La Quinta and Indian Wells. All these excellent communities come with their own signature lifestyle and distinctive things to do including golf, tennis, shopping, dining and so much more. Rancho Mirage offers the best public Library in the area, as well as The River, and The Ritz Carlton.
In Palm Desert, you will find El Paseo also known as the desert version of Rodeo Drive. The area is host to shopping at its finest as you stroll among the many iconic stores and then dine to your heart’s delight at the many fine restaurants in every price range.
La Quinta has Olde Town and many fine golfing communities and Indian Wells is home to world-class tennis. Of course, all desert cities are flush with prime Real Estate values prime for investors, vacation home use and retirees alike.
